We will acknowledge your application within 1 working day to confirm whether it has been successful. If you have not heard from us within 1 working day, you must contact us.

If successful, reference requests will be issued by email within 3 working days. From the point references are issued, you have 3 working days for all tenants to sign the pre-tenancy agreement and complete referencing, and for the guarantor to complete referencing and sign the guarantor agreement.

Once referencing and pre-tenancy agreements are complete, we will issue the tenancy agreement. From the date the tenancy agreement is issued, you have 3 working days to sign and pay the remaining deposit funds.

You should only submit this application if you genuinely intend to take the property and sign the required agreements. You understand there is no cooling-off period once the application process has started and documents have been issued for signing.

If any tenant/guarantor does not proceed, or if all required steps are not completed and the remainder of the deposit is not paid within the 3 working day deadline, the Holding Deposit may be retained in accordance with the Tenant Fees Act 2019.

You acknowledge the Holding Deposit may be held for up to 100 days.

You confirm you have checked the tenancy start date and it matches your requirements. You understand the “available from” date shown on adverts is the tenancy start date. If you would not proceed unless the date can be changed, you must not apply until this has been agreed in writing.

Each tenant will provide Right to Rent evidence (passport for UK citizens or passport and Share Code for non-UK citizens).

Each student tenant will provide proof of student status.

Rent is payable from the tenancy start date. The first rent payment is due 14 calendar days before the tenancy start date. Rent is then due monthly in advance on the same day of each month as the tenancy start date. If that specific date does not exist in a particular month, rent will be due on the next available day.

Paying instalments greater than one month’s rent is only available at the tenant’s request, and only after the first month’s rent has been paid. This cannot be written into the tenancy agreement and must be agreed with the Agent/Landlord once the tenancy has started. This is in accordance with the Renter’s Rights Act 2025.

You confirm all tenants and guarantors will be available to complete all signing and referencing steps within the stated deadlines.

No further viewings will be offered after you submit your application.

You accept that fair wear and tear may have occurred since adverts/viewings. Redecoration/refurnishing is not guaranteed unless requested in the application notes and approved in writing. If you will not proceed without this being agreed, please speak to the Lettings Team prior to submitting this application.

If the property is advertised as bills inclusive, you accept it is subject to a fair usage policy, and additional charges may apply if usage is excessive or outside agreed terms.

You confirm agreements, notices, and documents (including the How to Rent guide) can be served electronically.
