Please submit an application to rent a property only if all your group members are 100% happy to proceed with securing the property. Once the Tenancy Agreement has been signed, this is legally binding.
For the application submission, you will need to provide the following for all tenants:
Full legal name – including title, first, middle, and last names.
Email address.
Contact number.
Confirmation of whether they have an acceptable guarantor:
The guarantor must pass references.
The guarantor needs to be an individual, UK-based, aged over 18, and in full-time employment, self-employed, or retired and in receipt of a pension. They must earn at least 36 times the tenant's monthly rent per year. Alternatively, the guarantor can use savings, provided they are at least 2.5 times the tenant's total annual rent.
For verification, guarantors must provide a UK residency history, proof of income via bank statements, pay slips, or tax returns, and must not have any adverse credit.
Please note we are unable to accept company guarantors.
If you do not have a suitable guarantor, please discuss this with the lettings team prior to applying for the property.
Payment of the holding deposit for the property, which equates to £100pp, payable in one sum to finalise the submission of the application:
The holding deposit will be held for up to 100 days from the date of payment.
If the tenancy is executed, the holding deposit will be deducted from your tenancy deposit.
