*Guarantors must be UK-based individuals, aged over 18 and in full-time employment, self-employed, or retired with a pension. They must pass references and earn 36 times the tenant's monthly rent per year, or have savings of at least 2.5 times the tenant's total annual rent. Company guarantors are not accepted. If you do not have a suitable guarantor, please contact the lettings team before applying.

Tenants acknowledge and agree to the following signing process: *

1. Upon submitting your application, you will receive an acknowledgement within 1 working day confirming whether your application was successful. If you have not heard from us within 1 working day, you must contact us.
2. If your application is successful, you will receive your reference requests via email within 3 working days. From this point, you have 3 days to sign your pre-tenancy agreement, complete your references, and ensure your guarantor completes their references and signs their guarantor agreement.
3. Once all references and pre-tenancy agreements are completed, we will send out the link to your tenancy agreement.
4. You will then have 3 days from when the tenancy agreement is sent out to sign the tenancy agreement and pay the remainder of your deposit funds.

Each tenant will need to supply proof of their Right to Rent in the UK (typically a passport for UK citizens, or your Sharecode for non-UK citizens). *

Each student tenant must provide proof of their student status. *

Once your application has been submitted, we will not offer any further viewing appointments. *

Tenants acknowledge that some fair wear and tear will have occurred at the property since advertising media (photos/videos) were taken and since any viewing they have undertaken at the property by the time of their move-in. The landlord/Agent is not obliged to re-decorate/re-furnish properties unless a request has been made within the ‘Notes’ section of this application and this has been approved in writing. *

We understand that if any tenant or guarantor is unable to go ahead with the tenancy or all tenants and guarantors do not sign and pay the remainder of the deposit amount due within the 3-day signing deadline, then the Holding Fee paid may be retained by the Agent, in accordance with the Tenant Fees Act 2019. *

Tenants acknowledge that the holding deposit may be held for up to 100 days. *

We confirm that all tenants are happy that any agreements, notices, letters, and documents (including any How to Rent document) can be served via electronic means. *
